This site belongs to Linda James, REALTOR® with Jobin Realty, 5592 Backlick Rd, Springfield, VA 22151 (licensed in Virginia, 0225079945, and in Washington DC, SP200204439). Every form on this site — the contact note, the tour request on a home's page, the reserve-a-package form, the early-access list and the booking form — asks for some or all of the same four things:
Linda James and Jobin Realty use that information to answer you — by call, text or email — and to help with the buying, selling or leasing question you wrote in. If you would rather not get texts, reply STOP to any text and the texts stop; message and data rates from your carrier may apply. We do not sell your information, and we do not rent or trade it for advertising.
The first time your browser loads a page here, a small script (js/beacon.js) creates a random
id — stored in your own browser under the name lj_session — and sends Linda's system a note that
a page was viewed, which page it was, and which home if you were on a listing page. On its own that record is
anonymous: it is an id, not a name. If you later submit one of the forms above, the form carries the same id,
so the earlier page views become linked to you and Linda can see which homes you were looking at before you
wrote in. You can clear the id at any time by clearing your browser's site data for this site; a new one is
created on your next visit.
The site also stores a few small convenience values in your browser in the same way — for example how many listing pages you have opened, whether you dismissed the "following this home?" prompt, and your answer to the advertising question below. These never leave your browser except where this policy says so.
The chat bubble in the corner is an AI assistant provided by MJR Collective AI. What you type in it, and what it replies, are sent to MJR's servers and stored there so Linda can read the conversation and follow up. If you give the chat a phone number or an email address, it is saved as a lead exactly as if you had filled in a form. Please do not put financial account numbers, Social Security numbers or other sensitive details into the chat — send those a safer way, or hand them over in person.
Linda's 24/7 line, (833) 435-3370, may be answered by an AI receptionist rather than a person, at any hour. Calls to that line may be recorded and transcribed, and the transcript and any details you give — your name, your number, what you are calling about — are saved so Linda can call you back. The assistant says who it is at the start of the call. If you would prefer not to be recorded, you can hang up and email Linda instead, or call the Jobin Realty office line at (703) 642-8500 during business hours.
The site's typefaces are served by Google Fonts (fonts.googleapis.com and fonts.gstatic.com). Loading them means your browser makes a request to Google, and Google receives your IP address and basic browser information as part of that request. No other third-party content is embedded in these pages.
Linda may one day use the Meta (Facebook) advertising pixel to see whether her ads bring people here. As of today that pixel is switched off — no pixel id is configured, so not one request goes to Meta. If it is ever switched on, you will be asked first: a small bar appears with "Allow" and "No thanks", nothing loads until you choose Allow, and your choice is remembered in your browser. Clearing your browser's site data for this site clears the choice and you will be asked again.
That is the whole list. Your information is not sold, and it is not handed to advertisers.
Leads, chat transcripts and call records are kept while Linda is working with you and afterwards for as long as Virginia real estate record-keeping rules require, then deleted. Anonymous visit records are kept for a short period for traffic reporting.
You can ask for a copy of what is held about you, ask for a correction, or ask for it to be deleted. Email Linda at LindaJamescallrealtor@gmail.com and MJR Collective AI at support@mjrcollectiveai.com — sending it to both is the fastest route. Say what you want done and give the email address or phone number you used on the site so the record can be found. We will answer within 30 days. Some records that a brokerage is legally required to keep cannot be deleted before their retention period ends; if that applies to you, we will say so and tell you when.
This site is meant for adults looking for a home, and is not directed at children. Please do not use the forms, the chat or the phone line if you are under 18. If you believe a child under 18 has sent information through this site, email the addresses above and it will be deleted.
If this policy changes, the new version replaces this one on this page and the date at the top changes with it. The version you are reading is the one that applies today.
